We will gather at the Pool at 6:30 pm until 8:00 pm on Tuesday, October 5 for good times, snacks, and great conversations. National Night Out is all about celebrating community and keeping our neighborhood safe. The goal is for neighbors to get acquainted. So, please stop by Windemere's National Night Out and visit. Our Social Committee will provide water and light snacks. Feel free to bring your own beverage, and please be sure it is in a plastic container because glass is not allowed at the pool. The Windemere HOA Annual Meeting for all residents is happening at 6:30 pm on Monday, September 27, at the Green Gate Play Court.
Please do your best to attend this once-a-year gathering of our community. It is a great opportunity to gain information, and meet and greet your neighbors. If you are not able to attend and have not returned your proxy, please be sure to turn in your proxy to Board Secretary Lisa Wren or Board Member Carol Hubbard. The Social committee will be providing light refreshments. If you have a chair handy, please bring it with you. Wearing a mask is encouraged. See you Monday evening! Members of the Board of Directors welcomed Windemere residents to the 2020 Annual Meeting at 6:30 pm on September 28, 2020. Due to the Covid-19 Pandemic, the meeting was held outdoors on the Green Gate Play Court. Sound equipment was set up to afford everyone an opportunity to hear the proceedings.
Secretary Malinda Thompson reported a quorum was present in persons or in proxies. President Justin Weikel called the meeting to order at 6:35 pm. Handouts included Meeting Agenda, Minutes of the 2019 Annual Meeting, 2020 Accomplishments, 2021 Budget and Financials, and Frequently Asked Questions Concerning the Landscape. Treasurer Polly Walton reported in the Treasurer's Report there will be an increase in monthly homeowners' dues. Beginning in January, 2021, the new dues amount will be $132.00. The 2021 Budget, including the dues increase, was recently approved by the Board of Directors at their regular monthly meeting in August. Minutes of the 2019 Annual Meeting were presented and approved. Three members were elected to the 2021 Board of Directors. Judy Willburn, Steve Ballard, and Lisa Wren were elected. These newly elected Directors will join Justin Weikel, Stan Dolginoff, Malinda Thompson, and Clint Hudson whose terms have one more year. Outgoing Directors are Linda Dingee and Polly Walton. New Association officers will be elected in January, 2021, when the new Directors' terms begin. During the Discussion portion of the meeting, several members had questions. >Why are the dues going up? Windemere is getting older and infrastructure is needing repairing or replacing. Utility costs have increased. Inflation has increased the costs of repairs and replacements. The cost for the new landscape company is now double the cost of the last company. >Why is the Association budgeting $66,500 for landscaping? This amount includes all maintenance of the Common Area landscaping, mainly for weekly mowing, edging, leaf removal, fertilization, and trimming of over a hundred trees. This is all labor-intensive work and labor costs have increased. >Steve Ballard, Chair of Landscape Committee, reported improvements for the Common Area lawns and plantings are being planned. >Lucille Bida, Co-Chair of Pool Committee, thanked the Board members for their support opening the pool during the Covid-19 Pandemic, and for approving work done to the pool pump equipment and to the pool decking. President Weikel recognized the 2020 officers, committee members, and volunteers and thanked them for doing so much for Windemere. New residents were welcomed to Windemere. The meeting was adjourned at 7:00 pm. Dear Neighbors, The Windemere Board and Landscape Committee are excited about two planting projects in the common area that are soon to be underway. I want to take this opportunity to share and explain the reasoning behind the upcoming landscape projects approved by the Windemere HOA Board, and the future direction of the Landscape Committee concerning landscape projects. The one major complaint I have heard from residents is there are bare spots in the common area and why is there no grass. The simple answer is a lack of direct sunlight due to the number of trees we have in the common area that we all enjoy and add value to our homes. So, the question is how do we have both; no bare spots with full coverage of grass, and still maintain the beauty of the trees. For the common area project that includes 2201-2217 WSW, the project will consist of the following:
Why and Where The reason 2201 - 2217 WSW was chosen was this area provides the largest continual area in need of grass coverage. This area provides the full range of conditions from full shade to partial shade that would be in one project. Initially proposed as a test area, these conditions will provide a baseline moving forward on how to best maintain the grass in other areas, and make outcomes of future projects better planned and managed. The area from 2024 - 2030 WSW was chosen because grass will not grow in the conditions of constant, heavy shade of trees and roof lines of the houses. The bare soil is an eyesore and ground cover is the only option for conditions in this area, The design is consistent with the other ground cover areas that have been installed in the last several years. Future Projects As the Board and Landscape Committee strive to improve the landscape and turf in the common areas over the next years, I have listed other areas being considered and discussed for upcoming projects.

With all we have had going on around us lately, I wanted to take a moment to shine a light on a few of the volunteers in our community who have been working hard to make Windemere better every day. First, A big thank you to our Pool Committee. Headed by Larry Levy and Lucille Bida, with members Lyn Beam, Polly Walton, Patrick Hafey, Charlene Levy, Kathy McNeese, Andrea Scanland, and Kathy Yoakum, the Pool Committee has worked tirelessly to get our pool open in a time of Covid-19. Under normal circumstances, these neighbors of ours are the ones keeping our pool restrooms clean, trash picked up, pool equipment in good repair, all permits and paperwork current, and so much more, but now are taking on even more responsibilities in an effort to keep us all safe and healthy while enjoying our pool. In a very short period of time, they have come up with a set of rules to keep us in compliance with state and local Coronavirus guidelines which allowed us to finally open the pool. Not to be outdone, our Social Committee has been tackling how to keep Windemere social and in good spirits in a time when we can not really socialize. Led by Committee Chair, Syd Silguero, with members Stephanie Cox, Malory Yancy, Bri Rishel, Sarah Reaves, and Blanca Silguero, the Social Committee went around our neighborhood and planted an American flag at each of the homes. Thanks to these efforts, Windemere looks like a beautiful memorial to pay respects to those who have given their lives in service to our country. Our Social Committee is thinking outside the box to keep our community so welcoming, even when the times dictate the need to socially distance, and for that, I am grateful. Dear Neighbors, In an effort to abide by CDC guidelines and orders from Governor Abbott regarding the restrictions on gatherings, we will be postponing the April Board of Directors Meeting to a date to be determined later. Rest assured, all your board members are still here and still working for Windemere. We understand that some residents like to attend board meetings to stay up on current issues and express opinions. Until our next meeting, I would encourage anyone with questions or concerns to reach out to any of the Board Members or Committee Chairs via email or phone call. The new Directory 2020 that just came out has all their phone numbers and email addresses. Now that we have new Windemere Directories and maybe a little time on our hands, think about taking a few minutes and calling or emailing one of your neighbors. A friendly conversation or short email can lift the spirits of the both of you. I would like to take this opportunity to remind all residents that there are volunteers throughout the neighborhood who are ready to make grocery/supply shopping trips or run errands for neighbors who may be in a high-risk category or have decided it is best to stay home. Due to the rising concerns of COVID-19, the Windemere HOA will be suspending all committee meetings until further notice. As many of you know, the big push of the last few months from the Board has been to get our homeowners involved, so please know this decision was not made lightly. The fact that about 85% of our neighbors are in the high-risk category for this virus to cause severe health problems, has prompted this decision to limit gathering as much as we can. If you have any questions or concerns regarding Windemere HOA business, please reach out to the chair of the committee who handles the area of your concern. You are also welcome to reach out to me for any reason, and I will be glad to guide you to the person who can best help you. On the night of Wednesday, March 4th, Arlington Police Department was called out to our area at about 9:10pm due to unknown persons driving East on Sanford while firing many rounds from a firearm. To our knowledge, no one was apprehended in relation to this crime. We had a great response from APD. Numerous officers showed up and began a search of the entire area. I myself joined in and searched all the streets and alleyways in Windemere and verified all our gates were still locked. While making the rounds in our neighborhood, looking for anyone who may be out of place, I was reminded of the importance of keeping our outdoor (garage & front) lights in a functioning state. Our outdoor lights are an important part of our neighborhood security. Please replace bulbs when they fail and be sure that our lights are on dusk till dawn and NOT motion sensors. Having the alleys fully lit would have made the search a lot easier and safer for the Arlington Police Officers, and not given any potential hiding areas to unwanted visitors. I know I personally need to replace a light of my own and will be taking care of that quickly in the interests of keeping our community as safe as we can. I would also like to take this chance to remind everyone that parking on our garage aprons between midnight and 5AM is not allowed. Keeping our vehicles off the aprons overnight also helps to cut down on potential hiding areas and dark spots. I would like to thank each of you for doing your part to keep our neighborhood safe and sound.
